Guest Conduct Policy
Effective upon reservation confirmation and check-in.
We are committed to providing a safe, comfortable, and welcoming environment for every guest and a respectful workplace for every member of our staff. This policy outlines the standards of conduct we ask all guests to observe during their stay, and the steps we may take when those standards are not met.
By completing a reservation and/or checking in, the registered guest agrees to this policy on behalf of themselves and all persons in their party.
Our Commitment to Guests
We will:
- Treat every guest with courtesy, fairness, and respect.
- Respond to requests and concerns promptly and in good faith.
- Protect guest privacy and personal information.
- Maintain clean, safe, and well-functioning accommodations.
- Address complaints without retaliation.
We ask that guests extend the same courtesy to our team and to fellow guests.
Expected Guest Conduct
Guests are expected to:
- Treat staff, contractors, fellow guests, and neighbors with respect and civility.
- Follow posted quiet hours of 10:00 p.m. – 8:00 a.m. and keep noise at a level that does not disturb others.
- Supervise children and pets at all times.
- Use the property, furnishings, and amenities with reasonable care.
- Observe the registered occupancy limit and notify us of any additional guests or visitors.
- Comply with all applicable laws, ordinances, and posted property rules.
- Report damage, maintenance issues, or safety concerns promptly.
Prohibited Conduct
The following behaviors are not permitted and may result in immediate action, up to and including removal from the property without refund:
Toward people
- Verbal abuse, shouting, profanity directed at staff or guests, threats, or intimidation.
- Harassment or discrimination based on race, color, religion, sex, national origin, disability, familial status, age, sexual orientation, gender identity, or any other protected characteristic.
- Unwanted sexual advances or comments toward staff or guests.
- Physical violence or any threat of violence.
Toward property and community
- Intentional or negligent damage to the building, grounds, furnishings, or equipment.
- Theft of property belonging to the business, staff, or other guests.
- Tampering with smoke detectors, fire extinguishers, locks, cameras, or safety equipment.
- Smoking or vaping inside units or in non-designated areas.
- Unauthorized parties, events, or gatherings exceeding occupancy limits.
- Possession or use of illegal substances, or illegal use of firearms or fireworks on the premises.
- Persistent noise violations after a documented warning.
Toward operations
- Providing false information when booking or checking in.
- Refusing to leave at the end of the reserved stay.
- Fraudulent chargebacks or knowingly false claims made to obtain a refund.
- Recording or photographing staff or other guests without consent.
Consequences and Enforcement
We use a graduated approach, but reserve the right to move directly to any step based on the severity of the conduct.

| 1 | Verbal notice. A staff member or manager explains the concern and the expected correction. |
| 2 | Written notice. A documented warning is issued to the registered guest, stating what must change. |
| 3 | Restricted contact. All further communication is routed to management or ownership rather than front-line staff. |
| 4 | Termination of stay. The reservation is ended and the guest is asked to depart. Refunds are issued at management's discretion, and no refund is owed for nights already used or for termination due to prohibited conduct. |
| 5 | Refusal of future service. The guest is added to our do-not-rent list and future reservations will be declined or cancelled. |
Serious conduct — Serious conduct — violence, threats, harassment of staff, illegal activity, or tampering with safety equipment — may result in immediate termination of the stay and contact with law enforcement, without prior warning.
Guests remain financially responsible for damage, excessive cleaning, missing items, and lost revenue from rooms rendered unrentable.
Staff Protection
Our staff are authorized to:
- End any interaction that becomes abusive, and to disengage and refer the matter to management.
- Decline requests that are unsafe, unlawful, or outside the scope of their role.
- Request that a guest direct further communication to management or ownership.
No employee will be disciplined for respectfully ending an abusive interaction or for reporting guest misconduct.
Right to Refuse Service
Consistent with applicable law, we reserve the right to refuse or terminate accommodation to any person whose conduct violates this policy, who is unable to provide valid identification or payment, or whose presence poses a risk to the safety of guests, staff, or property. We do not refuse service on the basis of any legally protected characteristic.
Documentation
All incidents will be documented in writing by the responding staff member, including date, time, persons involved, a factual description of what occurred, witnesses, and the action taken. Records are retained for 24 months and may be shared with law enforcement or insurers where appropriate.
